Question regarding crypto backed loans

Hi! I'm obviously not interested in selling my Bitcoin, as I believe it will easily 10x in a decade, if not more. Besides I'm quite fond of the Austrian economic aspect of the limited supply and public ledger concepts. However I would still wish to diversify into land, real estate and to splurge a little.

Now, I've been looking into crypto backed loans, my jurisdiction is the ETA, wherein NEXO , Bitcoin Suisse, and other MiCA-compliant platforms. I understand the risks involved, relating to having a platform to have access to private keys. Still, I'd be interested to try, as the reviews seem to be quite good, and since I believe that asset appreciation will pay the loan back. What sorts of experiences, words of advice you might have?
